There is a third party named Elizabeth Clode, who assents to the land transfer detailed in the Indenture as the only child of Thomas Roberts. The transfer of land, dated August 17, 1749, is permanent and for a reasonable amount of money (£1 and 1 Shilling) paid only once, and pertains to the sale of a small piece of the land owned by Thomas Roberts to John Monier. This little square of land is adjacent to the Store built by Monier that year. It is difficult to say if that Store is built on the property transferred or rented to Monier by his father in law the previous year, which is apparently in the far west end of St. John's as it existed at the time, or is located in Quidi Vidi (spelled Quitivity in the Indenture), where Thomas Roberts himself resides. I also do not know what the relationship between Thomas and William Roberts may be, whether father and son or brothers.

William Roberts wrote two Indentures for property to his son-in-law, Dr. John Monier, one on March 7, 1748, seeking a sort of annual lease and another on March 8, 1748, essentially selling the property for £12. I'm not sure why this occurred.
Previously, on November 10, 1744, he had already given Monier his title to Collins' Garden, the land surrounding the house that Monier had just built. I believe that this property lay on the north bank of Quidi Vidi Lake.
On the 17th of August 1749, Monier also purchases from Thomas Roberts (relationship to William unknown) a small square of land adjacent to a new Store he has recently built. There is a clue as to the location because it is supposed to abut the property of the former Governor Collins, presumably meaning it is in close proximity to the Collins' Garden mentioned above.

Although there is supposed to be a copy of William Robert's Will in Volume 1 of the Miscellaneous Deeds and Wills collection transferred for safekeeping from the registry of Deeds to the Provincial Archives, in fact that document is missing without explanation of its absence. It should be at Page 16 but that place is blank. The Will itself was not found in the Preogrative Court of Canterbury where many Wills of people who lived or worked in Newfoundland are to be found. But that of Dr. John Monier is found there, according to the NGB index of wills. No transcript is available on the NGB website. I decided to order a copy from the National Archives and transcribed it with the assistance of Kevin Reddigan. Both the digital copy and the transcript are found in the Media.
