010520:
Kevin Reddigan believes that the William whose name appears on the common family memorial is a son of James and Joanna Saunders, who moved from the Ferryland area to Halifax with several children (the rest being unknown at this time). Or he may his first cousin, once removed by the same name, though that is increasingly unlikely.
"The William who died in Dartmouth in 1881 was associated with James Saunders and Joanna Evoy. I can't definitely prove that he was their son but the fact that he was the witness at three of their daughters marriages in the 1840s/1850s indicates to me a close kinship. Add to that the fact that is commemorated on the same headstone as James and Johanna. This William had mental issues and he spent at least a decade of his later life in an institution in Dartmouth. The 1881 Canada Census gave his age as 67 and the inscription on the headstone says he was 66. It would appear his age of 42 in the 1871 Canada Census is a red herring. So if he was born about 1814 or 1815 that puts him in the timeframe that James and Joanna could have started their family at Ferryland. James was born about 1785 and Joanna was born about 1793."

290420:
This information collected by Kevin Reddigan also supports the belief that William Sanders was alive long after the agreement mentioned before. Perhaps he simply did not take part in the agreement because he was not interested in the property in question:
"When the property at Aquaforte was subdivided, the wording of the associated document implies that Daniel Saunders and Mary Carter's surviving heirs were (only?) Robert Sanders and Ann (Sanders) Morry. However, I located a death notice for a William Saunders who died at St. John's in 1877. His age was given as 87 so, if correct, he was born about 1789/1790. It is noted that the "Deceased was "formerly of Ferryland." Funeral held from his residence on Theatre Hill, St. John's." There are no references to any family members, marital status, etc. etc. Using his age at the time of death, the only match to the 1800 Ferryland Census would be William, of Daniel Saunders (and Mary Carter). In looking at Lovell's and McAlpine's 1870/1871 directories, the a William Saunders listed at St. John's lived at 239 Gower St. In one directory, William was listed as a carpenter, and the other directory was a little more specific, stating he was a ship carpenter.
Now William's address at the time of his death was Theatre Hill, a location which seems to have later disappeared, possibly after the Fire of 1892. When I researched Theatre Hill, I found that it used to be an extension from the foot of Long's Hill extending down to Gower St. All of this area has been reworked over the years, as New Gower Street was created and extended west to meet Queen's Road. The building (78 Queen St) at the corner of Longs Hill and Queen's Road is still called the Theatre Pharmacy, an obvious reference to earlier times. Although William's obit didn't mention any family, I checked later directories and found that in Sharps 1885/6 directory and in Might's City Directory of 1890, a John Saunders, a ship's carpenter was living there. However after that the trail goes cold.??"
Based upon this accumulation of evidence in support of William being alive long after the agreement above was signed I am revising his date of death to accord with the information found by Kevin.

I am postulating that the William and Eleanor Saunders whose names appear as parents of a William Saunders who died and was buried April 1770 at age 22 in the Ferryland Non-Denominational Cemetery are also the parents of John and Daniel, whom I previously assumed to be brothers by virtue of their both appearing in the 1800 Census of Ferryland. All of this is totally speculative and in desperate need of documentary proof.

Richard Nason's record showing his tenements appears by the under judgements obtained by Equity Court, Ferryland 1765
William (S)(L)aunders appeared in Court and presented a petition to me stating that the Patent for his plantation in the Harbour of Ferryland knowing by the name of Pigeons Room granted by Governor Smith was destroyed by fire breaking out on the premises of Mr. Robert Carter in whose possession it happened to be; it was then proved by Mr. Robert Carter and others in Court that as Mr. Richard Nason's ancestors had not complied with a covenant entered into with him, that Michael Shea and Michael Brazil were intended to wrong him of his rent for this year.
The following orders were given vize by William Brown Surrogate: Whereas it appears that Michael Shea and Michael Brazil now inclined to wrong Mr. Nason of his rent due of them this year, you are hereby required and directed to oblidge said Shea and Brazil to pay when due the rent for this year agreeable to the Covenant entered into between them and the aforesaid Nason as they will answer to the contrary.
Given under my hand in Court House of Ferryland 10 th of September, 1763
William Brown ( By command of the Surrogate P. Hay)
To Peter Weston His Majesty's Justice for the district of Ferryland.

Note that if this was indeed a man named William Saunders it must have been William Sr. to have been old enough to have had ownership of land in 1765. William Jr. was only born around 1748 (estimate from gravestone). This could be proof that William Saunders did actually come to Newfoundland.

Ferryland Surrogate Court Records
Part 2 - L to Z
Late 1700's
This list of entries prepared by Ray Curran on the NGB website breaks down complex court cases heard by the Surrogate Court by the name of the person involved. As such there is some repetition where multiple parties were involved but there is also a lack of a comprehensive account of the issues at stake or the outcome of the case. From the various line entries in this record set this is what we know:
October 7, 1774 Pepperel, George Claiming the plantation of Pidgeon and Spinster.
October 7, 1774 Pepperel, George Accused of destroying the original patent of Pidgeon and Spinster.
October 7, 1774 Pidgeon, William Was a partner in a plantation with this person. The plantation is now occupied by Sweetland and Co. Spinster, John
October 7, 1774 Pidgeon, William Died and was buried in Newfoundland.
October 7, 1774 Pring, William Claiming the plantation of Pidgeon and Spinster.
October 7, 1774 Spinster, John Told this person that he and Pidgeon had agreement that surviving partner would own entire plantation until second partner died. At that time the heirs would inherit full estate. Marshal, Hannah
October 7, 1774 Woodland, ??? Claiming the plantation of Pidgeon and Spinster.
October 7, 1774 Bempfield, Thomas This resident of Been? [should be BEER in Devon; that was where Pidgeon was from] Listed as possible witness in Pidgeon and Spinster partnership.

From the FHSNL following a tip by Kevin Reddigan, I downloaded a file containing some of the gravestone transcriptions and photos (bad photocopies only) made by Gerald Pocius in Conception Bay and on the Southern Shore during the course of his research, apparently in 1993. Pocius found and photographed several gravestones in both the Non-Denominational Cemetery on the southside of Ferryland and the Anglican Cemetery on the northside (sometimes called Forge Hill or Fox Hill) several of which can no longer be found, whether through vandalism or weathering is not known.
Pocius was able to discern more words on the gravestone of William Saunders than Craig Peterman was able to do in 2005. I cannot even find the stone now.
Here is Pocius' transcription:
"Here lyeth the body of
WILLIAM SAUNDERS
Eldest son of WILLIAM
-- ELINOR SAUNDERS
Who Departed This Life
April 1770. Aged 22 Years."
It is important to note that there is no doubt whatsoever that the family name was spelled SAUNDERS on this stone, though in many paper records the family was referred to as SANDERS.
